A home inspection isn’t just for when you’re buying a home. Even after you’ve lived in a home for a few years you still want to bring in the services of a professional home inspector. The best built homes also need preventative maintenance – and frequent home inspections can help you detect the best time to do so.
A good rule to follow is: if you’re opening up the walls to do a renovation – this is the time you bring back your professional home inspector to look at the property.
A third-party home inspection will provide an unbiased, professional eye into the state of your home, allowing you to make the right decisions to keep your structure in good shape.
What is Included in my Home Maintenance Inspection?
A home inspection means peace of mind. The purpose of a professional, third-party home maintenance inspection is to provide a snapshot of the state of the home on the date of the inspection.
Here is what you’ll typically find included in your home maintenance inspection:
Foundation: Evaluation of the property’s foundation and whether or not it will pose any problems down the road
Roof/Attic: Weather permitting I will walk all accessible areas of the roof, if inaccessible drone inspections are performed. Attics are inspected where accessible.
Structure: We take a close look at the structural integrity of the home, as it will determine several other factors moving forward
Exterior: We examine the exterior including the roof, siding, decks, fences, exposed foundation, manufactured home skirting and the overall condition of the yard including potential drainage issues
Interior: We complete a thorough walk through the house examining any deficiencies, test all appliances and provide thermal imaging of ceilings, windows, walls and doors
Plumbing/HVAC: All exposed plumbing and heating and ventilation systems are inspected
Electrical: I inspect the electrical service connection, panel, receptacles and lighting to ensure the home’s electrical system is operating safely
Additional Details: I provide you with additional resource pages to help you learn about your home including where to disconnect all major services
You can also include add on’s to your regular home inspection package. Adding a Radon Test is one item you’ll want to consider for your next home inspection.
